HOUSE 011 is the rehabilitation of a 1930s apartment in Patraix, Valencia. Patraix, currently a neighborhood of the city, was an independent municipality until 1870, when it was annexed to Valencia. The building, built very close to the plaza, the church, and the historic center, encapsulates the history of the area, which dates back to the Arab period of the city.
Three auxiliary spaces [the foyer, the vestibule, and the gallery] articulate the three main spaces of the apartment [the bedroom, the study, and the living-kitchen area]. In an almost grid-like scheme, the six pieces fit together to create a composition of square-shaped spaces.
A large bathroom is placed next to the party wall, centered in the space, linked with the arrangement of doors of the vestibule that allows access from all the rooms. On either side, storage spaces and the kitchen counter are grouped. Opposite these, on the other party wall, there is another storage block that serves both the living-kitchen area and the bedroom.
The auxiliary spaces [the entrance hall, the distributor, and the gallery] are defined by the use of the original hydraulic tiles of the apartment, which have been recovered. In contrast, the main spaces are highlighted by the unique treatment of the ceilings, preserving the original plaster moldings or exposing the wooden beam structure and ceramic vaults.
The wooden doors and windows, both interior and exterior, are also rehabilitated and integrated into the project.
The opposing placement of the double doors between the living-kitchen area and the study emphasizes the visual continuity between the more public spaces of the apartment, which can be fully connected when all the doors are opened. The more private spaces, the bathroom and the bedroom, are in the background behind single-leaf doors.
This thoughtful renovation not only preserves the apartment’s historical essence but also enhances its functionality and aesthetic appeal for contemporary living.
